Guests book on Airbnb. Owners keep the house and the login. Here is how the rest works.

For owners

What do you charge?

15% of booking revenue for management. Cleaning is quoted separately for each house and billed as a cleaning fee on the reservation.

Who owns the Airbnb account?

You do. We co-host. You keep login access and can see every reservation and payout.

Who is the 24-hour contact?

We handle guest messages. If something needs an owner decision — a repair, a neighbor issue — we contact you. We agree in writing who is on point before the first guest.

Do I need a permit?

Yes, if your city or county requires one (Havasu TPT, coastal short-term rules, and so on). We review that before we accept a home. We do not replace your permit or your insurance.

What about HOAs?

If the HOA limits short-term rentals or parties, we need that in writing. We will not list a house that fights its own rules.

How do I stop if it is not a fit?

30-day out, in writing. You keep the listing and the login.

For guests

How do I book?

On Airbnb, from the home’s listing. This website does not take reservations or payments.

Where do I get the check-in code?

In the Airbnb messages for your reservation. Same place as house rules and Wi‑Fi.

Can I ask about a home that is not listed here?

Availability and rules live on Airbnb. If you are an owner, use the property review form instead.
