My wife, Brianna, and I own four vacation homes and host nine others. We treat owner houses the way we treat ours: fast replies, clean turnovers, no surprises.
We list and message on Airbnb. We coordinate cleaners. You get a monthly recap. You keep the house and the Airbnb login.
Inquiry → stay → turnover → owner note. Same loop every time so you’re not chasing texts for a week.
We don’t list a house until the permit is on file and we agree in writing: 15% management fee, cleaning quoted separately, who is the 24-hour contact, 30-day out.
We don’t take every house. Before we accept a home, we review safety, local permits, HOA rules, and listing accuracy. If something would put guests or your reviews at risk, we’ll say so up front.
If the house isn’t a fit, we’ll tell you honestly. That’s cheaper than a bad review on both our names.

Airbnb listing and calendar, guest messaging, check-in details, review requests, cleaner coordination, restock checks we can see, pricing adjustments, and a monthly recap.
The cleaning invoice, major repairs, utilities, HOA dues, restocking beyond the agreed list, or your homeowner / STR insurance. You remain the owner and the permit holder.
Permit or TPT number, proof the homeowner policy allows short-term rentals, cleaner or lockbox access, and photos we’re allowed to use. Management is 15% of booking revenue. Cleaning fees are quoted separately for each house.
